How a booking moves from the form to the visit and the written report, stage by stage, for any damp survey in Northern Ireland.
Most damp problems come down to one question: where is the moisture getting in? This page walks through what happens after you book, what the specialist checks inside and outside the property, and what you receive once the visit is over.

Choose the right survey
Pick from damp, rising damp, penetrating damp, condensation, mould, cavity wall, drain or pre-purchase damp surveys. If a Level 2 report or a mortgage valuation flagged damp on a home you are buying, the pre-purchase option is usually the one to book. The price is set at the point of booking.
Describe the property
Give the address, the rooms or walls affected and how long the signs have been there. Photos of tide marks, flaking plaster, black mould or musty corners help, as do any older damp proofing records or survey reports.
Agree a visit time
A local specialist will be in touch to fix a date and check access, such as whether furniture can be moved away from walls, a carpet edge lifted or the loft reached.
Inside and out on the day
The specialist works room by room with moisture meters, looking at walls, floors, skirting and window reveals, then checks gutters, downpipes, pointing and outside ground levels. How long it takes depends on the size of the home and how many areas are affected.
Pinning down the cause
Readings and visual signs are compared to tell rising damp from rain getting through the walls, condensation, a hidden leak or a drainage fault. Timber close to damp areas, such as joists and skirting, is noted where it can be seen.

You get a written report setting out the findings, the likely source and sensible next steps, including whether further checks such as a drain camera inspection are worth doing before any treatment.
