Cavity wall surveys in Northern Ireland
Cavity wall surveys across Northern Ireland.
What cavity wall surveys involves
Many homes across Northern Ireland had insulation blown into their cavity walls, and on exposed sites wind-driven rain can soak that fill or bridge across it. When that happens, damp shows up on the inside face of outside walls, often well above floor level.
A cavity wall survey uses a borescope passed through small drilled holes to look inside the wall itself. It suits owners who saw damp appear after insulation went in, those with damp on a gable that faces the weather, and buyers who want to know what is in the cavity before they commit.

How cavity wall surveys works with us
Elevation check
The specialist walks round the outside, looking at render, pointing, sills and how exposed each wall is.
Drill points
Inspection points are chosen where damp shows inside and small holes are drilled through the mortar.
Borescope view
The camera is passed into the cavity to record the insulation, any debris and visible wall ties.
Findings sent
You receive images from inside the wall, the specialist's view on the cause and the recommended remedy.
Is this the right survey for you?
- Damp patches on outside walls that worsen after driving rain
- Cold, damp areas at mid-height rather than near the floor
- Mould forming on one exposed gable or side elevation
- Damp that started after cavity insulation was installed
- Cracked or hollow render on the weather side
- Horizontal cracking in mortar lines that could point to rusting wall ties

Seeing inside the wall
Borescope inspection
A thin camera is fed through holes drilled in mortar joints, letting the specialist view the cavity without opening up the wall. The holes are filled afterwards.
State of the insulation
The specialist checks the type of fill, whether it is wet, slumped or missing in places, and whether it reaches right up to the roof line.
Bridging and wall ties
Mortar droppings, debris or misplaced fill can carry water across the gap. Where visible, the condition of the metal ties holding the two leaves together is also noted.

Can wet cavity insulation cause damp inside the house?
Yes. If the fill holds water, or rain is driven across it on an exposed wall, moisture can reach the inner leaf and show as damp or mould indoors.
Will holes be drilled in my walls?
A small number of holes are drilled into mortar joints at chosen points so the borescope can pass through. They are made good once the inspection is done.
How is this different from a general damp survey?
A general damp survey looks at all likely sources. A cavity wall survey goes further on one: it looks inside the wall to check the insulation, any bridging and the ties.
