Mould surveys in Northern Ireland

Mould surveys across Northern Ireland.

What mould surveys involves

Black spotting on a ceiling, behind a wardrobe or round a window frame is a sign that a surface is staying damp for long enough to feed mould. A mould survey looks past the growth itself to find what is keeping that surface wet, so the right fix can be chosen.

It suits households tired of bleaching the same corner every month, tenants and landlords who need a written record of what is causing the problem, and anyone worried that mould is pointing to a leak or a damp wall.

How mould surveys works with us

  1. Map the growth

The specialist notes every affected area, how extensive it is and which surfaces it favours.

  2. Humidity check

Air humidity and wall surface temperatures are measured in the worst rooms to find the cold, damp spots.

  3. Rule out leaks

Moisture readings are taken to check whether water from a pipe, roof or wall defect is feeding the mould.

  4. Advice in writing

You receive the cause the specialist has found and the changes or repairs recommended to stop the growth returning.

More than a wipe-down

Why it keeps returning

Mould comes back when a surface stays cold and damp. The specialist measures room humidity and surface temperatures to show which walls fall below the point where moisture settles.

Leak or condensation

Some growth is fed by condensation, some by water coming through the structure. Moisture readings help tell them apart before money is spent on the wrong cure.

A record for rented homes

For landlords and tenants, the written findings set out what is happening and what is advised, which makes it easier to agree on the next steps.

Is mould always caused by condensation?

Condensation is the most common cause, but a leaking pipe, a defective gutter or wet cavity insulation can produce the same black patches. The survey checks for all of them.

Should I clean the mould off before the visit?

It helps if you leave it in place, or take clear photos first, so the specialist can see exactly where and how much growth there is.

Does a mould survey test spores in the air?

The standard visit focuses on the moisture that lets mould grow rather than laboratory analysis of spores. If you need samples tested, raise it when booking.
